Are you a fully professional syndic?
Yes. BUSINESS EVOLUTION SARL holds business permits as an estate agent and as a property manager – syndic de copropriété (nos. 10124351/2 and 10124351/3), and the guarantees required by Luxembourg law.
How does switching syndic work?
The switch is voted at a general meeting. We prepare the resolution, then collect the records, accounts and contracts from your previous syndic. See the steps.
Our building has fewer than 10 units. Are you interested?
That's our core business. Working online lets us manage small co-ownerships well, at a fair price.
Is the building's money kept separate from yours?
Yes. Each co-ownership has its own bank account, and its transactions can be viewed in the online portal.
Why are you cheaper than a traditional syndic?
We have automated the admin: calls for funds, reminders, meeting notices, filing. The time saved goes into your buildings, not into overheads.
What is the works fund?
A mandatory reserve (fonds de travaux) that owners have paid into every year since 1 August 2023. We calculate the contribution, collect it and track the amount held for each unit. Learn more.
Which languages do you work in?
French, German, English and Portuguese. Each owner chooses their language for notices, statements and their exchanges with us.
Are you there in person?
Yes. We chair the annual general meeting, inspect every building at least once a year and come on site whenever needed.
Can we stay a volunteer syndic and get help?
Yes, with the Volunteer+ plan, for buildings with up to 9 flats whose syndic is an owner. Discover Volunteer+.
How long do we commit for?
Our contract runs for 3 years, a term voted by the general meeting that appoints us. You receive the full contract with the quote, so you read everything before the vote.
How quickly do you reply?
Our contract guarantees every owner a reply within 48 working hours, through the online portal or by email. The reply may be a solution, a date for the work or the step we have taken.
