The works fund, explained simply

Since 1 August 2023, every co-ownership in Luxembourg must build up a works fund (fonds de travaux). Here are the essentials.

What is it?

A cash reserve the co-ownership builds up over time to pay later for the upkeep, repair and improvement of the building, including energy renovation.

Who is concerned?

Every co-ownership, whatever its size. The obligation was introduced by a 2022 law amending the law of 16 May 1975 on co-ownership.

How much must be paid?

A minimum annual contribution is set by Grand-Ducal regulation. It depends on the building's floor area and energy performance. The general meeting may decide to pay more.

What happens when you sell?

The amounts paid stay with the unit: they are not refunded to the seller. The buyer is informed of the amount held for the unit they are buying.
